PM Awas Yojana 2026 — Complete Apply & Eligibility Guide

Pradhan Mantri Awas Yojana (PMAY) is India's flagship affordable housing scheme. It provides subsidized housing to eligible urban and rural poor. PMAY has been extended with a new phase (PMAY 2.0) targeting 3 crore additional houses by 2029.


PMAY — Two Components

PMAY-U (Urban) — Eligibility

Key conditions:

  • Beneficiary family should NOT own a pucca house anywhere in India
  • Must be first-time home buyer
  • Beneficiary + spouse + children — none should have pucca house in their name
  • House must be registered in woman's name (mandatory for EWS/LIG)

CLSS Subsidy — How Much Can You Get?

Subsidy is given as upfront credit to your loan account, reducing your principal outstanding.

Example: EWS household with ₹6 lakh home loan gets ₹2.67 lakh upfront subsidy → Effective loan: ₹3.33 lakh → Much lower EMI.


How to Apply for PMAY-U

Through PLI (Primary Lending Institution — Banks):

Most PMAY benefits are processed through banks when you take a home loan:

  1. Approach any bank/NBFC that participates in PMAY (SBI, HDFC, LIC HFL, PNB HFL, Bank of Baroda — all participate)
  2. Inform them you want PMAY subsidy
  3. Bank applies on your behalf to NHB/HUDCO (nodal agencies)
  4. Subsidy credited to your loan account within 3–4 months

Through ULB (Urban Local Body):

For in-situ slum rehabilitation:

  1. Contact your municipal corporation / town panchayat
  2. Apply with Aadhaar + income proof + house documents
  3. They process under PMAY-U BLC/AHP verticals

Online Check at pmaymis.gov.in:

  1. pmaymis.gov.in → "Citizen Assessment"
  2. Check eligibility → Fill assessment form
  3. Assessment generates a reference for bank processing

Check PMAY Beneficiary Status

  1. pmaymis.gov.in"Search Beneficiary"
  2. Enter: Aadhaar number / name / father's name / state
  3. Application status shown: Received / Under Process / Approved / Rejected

PMAY-G (Rural) — Grameen Housing

PMAY-G provides financial assistance to rural households without pucca housing:

Additional: ₹12,000 for toilet (SBM), MGNREGA wages for construction labour (90 days = ₹9,000–15,000)

PMAY-G Eligibility:

  • Rural household
  • No pucca house (less than 25 sqm dwelling or none)
  • Listed in SECC 2011 survey (Socio-Economic Caste Census)
  • Priority: SC/ST, bonded labour, minorities, disabled-headed households

PMAY-G Application:

Registered through Gram Panchayat — you don't apply directly. If eligible per SECC 2011, your name is in the waiting list. Contact village Pradhan / BDO (Block Development Officer) to check your eligibility + apply.

Track PMAY-G payment: pmayg.nic.in → Stakeholders → Awaassoft → Track payment


PMAY 2.0 (2024–2029)

Government launched PMAY 2.0 with fresh eligibility:

  • Target: 3 crore more houses (1 crore urban + 2 crore rural)
  • Fresh beneficiary identification: Those not covered in PMAY 1.0
  • EWS/LIG: New applications being accepted at banks
  • Subsidy amount: Under revision (check latest pmaymis.gov.in notification)

Frequently Asked Questions

I applied for PMAY through my bank but didn't receive subsidy — what to do? Steps: (1) Check with bank — was application submitted to NHB/HUDCO? Get application number, (2) Track at pmaymis.gov.in, (3) If application is approved but subsidy not credited: Call PMAY helpline: 1800-11-6163, (4) File CPGRAMS (grievance portal) at pgportal.gov.in.

Can both husband and wife claim PMAY subsidy? No — PMAY subsidy is per household (not per person). One application per family. Both names can be on the property, but only one CLSS subsidy per household.

I own land in village — can I get PMAY for urban house? PMAY eligibility is that the family should not own a pucca house anywhere in India. Owning land (without a pucca house) doesn't disqualify you. Owning a pucca house (completed construction) anywhere disqualifies you.

My income is ₹15 lakh — can I benefit from PMAY? MIG-II upper limit is ₹18 lakh. You qualify for MIG-II subsidy (3% on ₹12 lakh loan = ~₹2.30 lakh subsidy). Apply through your home loan bank.

PMAY CLSS subsidy — when does it get credited to loan? After bank application and NHB/HUDCO approval: Usually 2–4 months. The subsidy appears as "credit to loan" in your statement, directly reducing principal. Subsequent EMIs are lower.
