Step 3: Registration Process

What is the difference between a sale deed and an agreement to sell?
An agreement to sell is a promise to sell the property in the future under certain conditions. A sale deed is the final document that actually transfers ownership. The agreement to sell does not transfer ownership โ the sale deed does.
Is registration of a sale deed mandatory?
Yes. Under Section 17 of the Indian Registration Act, 1908, any document that transfers immovable property valued above โน100 must be registered. An unregistered sale deed cannot be used as evidence of title transfer in any court.
How many witnesses are needed for sale deed registration?
