Bihar Bhumi Jankari — Check Land Records, Khata & Khesra Online (2026)

Bihar's land record system has been digitised under the Bhumi Jankari portal. Citizens can now view Khata (खाता), Khesra (खेसरा), Jamabandi (जमाबंदी), land maps, and mutation status online — without visiting the Circle Office.

This guide covers every step, from basic search to getting a certified copy.

What Is Bhumi Jankari?

Bhumi Jankari (भूमि जानकारी) is the official Bihar government portal for digitised land records. It is managed by the Revenue & Land Reforms Department, Government of Bihar.

The system consolidates:

  • Khata (खाता) — land account/ownership record
  • Khesra (खेसरा) — individual plot number within a Khata
  • Jamabandi (जमाबंदी) — register of land rights showing ownership, area, rent, and crop details
  • Land maps (भू-नक्शा) — cadastral plot maps
  • Mutation records (दाखिल-खारिज) — ownership transfer entries

Common Issues & Troubleshooting

"My name is not showing in the records"

  • Records may use an older name spelling (in Hindi). Try variations.
  • If land was inherited but mutation not done, the previous owner's name will appear. Apply for mutation first.

"The website is not loading"

  • Bihar government portals experience heavy traffic. Try during off-peak hours (early morning or late evening).
  • Use Google Chrome or Mozilla Firefox for best compatibility.
  • Clear browser cache if the page loads partially.

"Map is not available for my village"

  • Bhunaksha digitisation is still in progress for some districts. Visit the Circle Office for a physical copy of the map.

"Records show wrong area or wrong owner"

  • File a correction application at your Circle Office with supporting documents (old records, sale deed, etc.).
  • For disputes, approach the Revenue Court.

"I need records for land before 2006"

  • Older records may not be digitised. Visit the District Collectorate or Sub-Registrar office for manual records.
