Common Reasons Your PMAY Application Was Rejected

1. Annual Income Limit Exceeded

PMAY has strict income-based categories. If your declared or verified income exceeds the limit for your category, your application will be rejected.

PMAY-Gramin: No fixed income slab โ€” beneficiaries are selected from the SECC (Socio-Economic Caste Census) data. Families with higher deprivation scores get priority.

  • Verify that the income declared in your application matches your actual category.
  • If you were wrongly categorised, submit an updated income certificate from the Tehsildar/SDM office and re-apply.
  • For salaried applicants, use your latest Form 16 or salary slips as supporting proof.

2. Applicant or Family Member Already Owns a Pucca House

PMAY is strictly for families that do not own a pucca (permanent) house anywhere in India. This is verified through:

  • Aadhaar-linked property records
  • Municipal/revenue department data
  • SECC data (for Gramin)

How to fix:

  • If you genuinely don't own a pucca house but were wrongly flagged, obtain a "No Property" certificate from your local municipal body or Tehsil office.
  • Submit this certificate along with your appeal or re-application.
  • A kachcha house, temporary shelter, or rented accommodation does not count as owning a pucca house.

3. Aadhaar Not Linked or Aadhaar Mismatch

Aadhaar linkage is mandatory for PMAY. Common issues:

  • Aadhaar number not linked to bank account
  • Name mismatch between Aadhaar and application
  • Aadhaar not seeded with the bank (for subsidy credit)

How to fix:

  • Visit your bank branch and get Aadhaar seeded/linked to your savings account.
  • If there's a name or date-of-birth mismatch, update your Aadhaar at the nearest Aadhaar Seva Kendra or online at myaadhaar.uidai.gov.in.
  • Ensure the name on your application, Aadhaar, and bank account are identical.

4. Duplicate Application

If more than one application exists under the same Aadhaar number or for the same household, all duplicates get rejected.

How to fix:

  • Only one member per household should apply.
  • If a duplicate was filed by mistake, contact your ULB (Urban Local Body) or Gram Panchayat to get the duplicate entry removed.
  • Then re-apply with a single, clean application.

5. Land Document Issues (PMAY-Gramin)

For PMAY-G, you must have clear land ownership or allotment where the house will be built. Rejections happen when:

  • Land is not in the applicant's or spouse's name
  • Land records are disputed or encumbered
  • Government/forest land without proper allotment letter

How to fix:

  • Get the land title transferred to your name or your spouse's name through the local revenue office.
  • Obtain a clear encumbrance certificate from the Sub-Registrar.
  • If you've been allotted government land, attach the official allotment letter.

6. Incomplete or Incorrect Documents

Missing documents like caste certificate, income certificate, BPL card, or bank passbook copy can cause rejection.

How to fix:

  • Cross-check the document checklist for your state before re-applying.
  • Common documents required: Aadhaar card, income certificate, caste certificate (if applicable), bank passbook, passport-size photo, land documents (Gramin), and affidavit of not owning a pucca house.

How to Check Your PMAY Application Status

PMAY-Urban

  1. Go to pmaymis.gov.in
  2. Click "Track Your Assessment Status"
  3. Search by Assessment ID or by Name, Father's Name, and Mobile Number
  4. Your application status โ€” approved, pending, or rejected โ€” will be displayed

PMAY-Gramin

  1. Visit rhreporting.nic.in
  2. Go to "Beneficiary Details" โ†’ Select your state, district, block, and panchayat
  3. Alternatively, search using your registration number at pmayg.nic.in

Tip: If the portal shows "rejected" but doesn't specify a reason, contact your local ULB (Urban) or Block Development Office (Gramin) directly โ€” they can check the internal notes on your file.


How to Re-Apply After Rejection

  1. Identify the rejection reason โ€” Check the portal or visit your ULB/Gram Panchayat.
  2. Fix the underlying issue โ€” Update Aadhaar, get correct certificates, resolve land records, etc.
  3. Gather all required documents โ€” Keep originals and self-attested photocopies ready.
  4. Re-apply through the correct channel:
    • PMAY-Urban: Apply online at pmaymis.gov.in or visit a Common Service Centre (CSC).
    • PMAY-Gramin: Applications are processed through the Gram Panchayat โ€” submit your documents there. You cannot self-apply online for PMAY-G.
  5. Keep a receipt โ€” Always collect an acknowledgement slip or note down the Assessment ID.

How to Appeal a PMAY Rejection

If you believe your application was wrongly rejected:

Step 1 โ€” Written Appeal to Local Authority

  • PMAY-Urban: Write to the Municipal Commissioner or District Collector explaining why the rejection is incorrect. Attach supporting documents.

Can I apply again after rejection? Yes. Fix the issue that caused the rejection, gather the correct documents, and re-apply. There's no limit on re-applications.

How long does the appeal process take? Local appeals typically take 30โ€“60 days. CPGRAMS grievances are tracked and usually get a response within 60 days.

My Aadhaar name doesn't match my application. What do I do? Update your Aadhaar details at the nearest Aadhaar Seva Kendra or online at myaadhaar.uidai.gov.in. Then re-apply with the corrected name.

I'm not in the SECC list for PMAY-Gramin. Can I still apply? If you were left out of the SECC survey, request your Gram Panchayat to include you through the Awaas+ app survey. Your Gram Sabha must approve the inclusion.

Someone else applied using my Aadhaar. What should I do? Report this immediately to your local ULB or Gram Panchayat. Also file a complaint on pgportal.gov.in and at your nearest police station if fraud is suspected.
