Note: You can take a loan higher than the subsidy-eligible amount. Subsidy applies only on the eligible portion; the remaining loan carries the normal interest rate.

How PMAY Subsidy is Calculated

The subsidy is calculated as the Net Present Value (NPV) of the interest difference over 20 years, discounted at 9%.

Formula

Monthly interest savings = (Eligible Loan Amount Ɨ Subsidy Rate) / 12
NPV of savings over 20 years = Sum of [Monthly Savings / (1 + 0.09/12)^n] for n = 1 to 240

This NPV amount is credited as a lump sum to your loan account on day one.

1. Is PMAY subsidy applicable on all home loans?

PMAY CLSS subsidy is applicable on home loans from banks, housing finance companies, and other lending institutions for purchasing or constructing a new home. It is not applicable for renovation, repair, or plot purchase without construction.

2. Can I get PMAY subsidy on a loan taken before the scheme started?

If your loan was disbursed after the PMAY scheme launch date (June 2015 for EWS/LIG, January 2017 for MIG) and you meet all eligibility criteria, you can apply retrospectively through your bank.

3. What happens if I prepay my home loan after getting PMAY subsidy?

The subsidy remains credited to your account. You can prepay any time without returning the subsidy. Your prepayment reduces the remaining principal normally.

4. Can I take a loan higher than the PMAY subsidy limit?

Yes. You can take any loan amount. PMAY subsidy applies only on the eligible portion (₹6/9/12 lakh depending on category). The remaining loan carries the normal interest rate.

5. How do I know which income category I fall under?

It's based on annual household income — combined income of all earning members in the family. Get an income certificate to confirm your category.

6. Is the PMAY subsidy amount same for all banks?

Yes. The subsidy amount is fixed by the government based on your income category and is the same regardless of which bank you take the loan from. However, the bank's own interest rate affects your actual EMI.

7. Can I get PMAY subsidy for a second home?

No. PMAY is a "Housing for All" scheme for families without a pucca house. You cannot avail the subsidy if you or any family member already owns a pucca house anywhere in India.
