What is PMAY Loan Subsidy?
Under PMAY-Urban's Credit Linked Subsidy Scheme (CLSS), the government provides an interest subsidy on home loans to eligible beneficiaries. This subsidy is calculated on the loan amount for a maximum tenure of 20 years and credited upfront as a lump sum to your home loan account ā effectively reducing your loan principal and monthly EMI.
Understanding how this subsidy works helps you plan your home purchase better. If you haven't applied yet, see our PMAY application guide.

How PMAY Subsidy is Calculated
The subsidy is calculated as the Net Present Value (NPV) of the interest difference over 20 years, discounted at 9%.
Formula
Monthly interest savings = (Eligible Loan Amount Ć Subsidy Rate) / 12
NPV of savings over 20 years = Sum of [Monthly Savings / (1 + 0.09/12)^n] for n = 1 to 240
This NPV amount is credited as a lump sum to your loan account on day one.

How to Calculate Your PMAY EMI
Step-by-Step Manual Calculation
Step 1: Determine your income category (EWS/LIG/MIG-I/MIG-II) based on annual household income.
Step 2: Identify the eligible loan amount for subsidy from the table above.
Step 3: Find the subsidy amount ā use the maximum NPV figures from the CLSS table or calculate using the formula.
Step 4: Subtract subsidy from your total loan:
Effective Loan = Total Loan - CLSS Subsidy Amount
Step 5: Calculate EMI using the standard formula:
EMI = [P Ć R Ć (1+R)^N] / [(1+R)^N - 1]
Where:
P = Effective Loan Amount (after subsidy deduction)
R = Monthly interest rate (annual rate / 12)
N = Total number of months (tenure Ć 12)
Using Official CLSS Calculator
Step 1: Visit pmayuclap.gov.in ā the official CLSS Awas Portal.
Step 2: Navigate to the subsidy calculator section.
Step 3: Enter your income category, loan amount, interest rate, and tenure.
Step 4: The calculator will show your subsidy amount, effective EMI, and total savings.

Factors Affecting Your PMAY EMI
- Loan amount ā higher loan means higher EMI, but subsidy applies only on the eligible portion
- Interest rate ā varies by bank (7.5%ā9.5% typically); compare rates before choosing a lender
- Loan tenure ā longer tenure = lower EMI but more total interest; subsidy calculation is for 20 years regardless
- Income category ā determines subsidy rate and eligible loan amount
- Prepayment ā you can prepay the loan anytime; PMAY subsidy remains credited
PMAY-Gramin Financial Assistance

- Section 24(b): Up to ā¹2 lakh on home loan interest (self-occupied property)
- Section 80EEA: Additional ā¹1.5 lakh on interest for affordable housing (stamp duty value up to ā¹45 lakh)
Combined benefit: PMAY subsidy + tax deductions can save you ā¹8ā12 lakh over the loan tenure.
Important Tips
- Compare bank rates ā even 0.25% difference in interest rate significantly impacts total cost over 20 years
- Subsidy is one-time ā it's credited once to your loan account; ensure your documents are correct to avoid delays
- Don't confuse carpet area with built-up area ā PMAY limits are on carpet area only
- Subsidy doesn't depend on actual tenure ā even if your loan is for 15 years, subsidy is calculated on 20-year NPV
- Track subsidy credit ā if not received within 6 months, follow our subsidy troubleshooting guide
Frequently Asked Questions (FAQs)
1. Is PMAY subsidy applicable on all home loans?
PMAY CLSS subsidy is applicable on home loans from banks, housing finance companies, and other lending institutions for purchasing or constructing a new home. It is not applicable for renovation, repair, or plot purchase without construction.
2. Can I get PMAY subsidy on a loan taken before the scheme started?
If your loan was disbursed after the PMAY scheme launch date (June 2015 for EWS/LIG, January 2017 for MIG) and you meet all eligibility criteria, you can apply retrospectively through your bank.
3. What happens if I prepay my home loan after getting PMAY subsidy?
The subsidy remains credited to your account. You can prepay any time without returning the subsidy. Your prepayment reduces the remaining principal normally.
4. Can I take a loan higher than the PMAY subsidy limit?
Yes. You can take any loan amount. PMAY subsidy applies only on the eligible portion (ā¹6/9/12 lakh depending on category). The remaining loan carries the normal interest rate.
5. How do I know which income category I fall under?
It's based on annual household income ā combined income of all earning members in the family. Get an income certificate to confirm your category.
6. Is the PMAY subsidy amount same for all banks?
Yes. The subsidy amount is fixed by the government based on your income category and is the same regardless of which bank you take the loan from. However, the bank's own interest rate affects your actual EMI.
7. Can I get PMAY subsidy for a second home?
No. PMAY is a "Housing for All" scheme for families without a pucca house. You cannot avail the subsidy if you or any family member already owns a pucca house anywhere in India.
